A 30-unit luxury garage complex at 4310 Glendale Milford Road in Blue Ash will hold its grand opening Wednesday, July 29, giving car collectors a new place to store and display their vehicles.

Torque Motor Suites, developed by Cincinnati-based Neyer Properties, sells individually deeded "car condos" ranging from 1,200 to 1,600 square feet with 18-foot ceilings, climate control, and 16-foot-wide garage doors. Base units in shell condition start around $300,000, according to a January 2026 Realm Cincinnati profile of the project. MLS listings show finished units priced between $415,000 and $432,000.

The site sits across from Summit Park on a 10.9-acre parcel that Blue Ash City Council rezoned under Ordinance 2023-07, approved September 2023. Chris Dobrozsi, executive vice president of Neyer Properties, presented the concept to the city's Planning Commission in August 2023, describing it as individually owned condos geared toward car enthusiasts. The commission voted unanimously to recommend approval, with conditions barring use as a residence, car-maintenance shop, or commercial business.

City leaders and Neyer executives broke ground at the site in November 2024.

The campus is gated and fenced with security cameras and coded entry doors. Each suite includes LED lighting, insulated walls, and a bathroom. Optional upgrades include a private patio with grilling area, bar cabinetry, specialty flooring, and a car lift. A shared clubhouse offers Wi-Fi, a kitchenette, and two smart TVs, and owners can rent it for private events.

Dan Neyer, president and CEO of Neyer Properties, told Realm Cincinnati in January 2026 that the concept grew out of the pandemic, when people were craving "second places" to connect and entertain.

"It's really opened my eyes as far as what Torque can provide for the community," Neyer said. "It's what people want." He told the magazine that owners also use suites for boats, motorcycles, artwork, and home-office space.

The Blue Ash location is Torque's second address after its Oakley facility on 34th Avenue. Four-time Indianapolis 500 winner Hélio Castroneves has signed on as an owner and strategic partner, according to the company's press release.

Torque plans locations in Westmont, Illinois; Noblesville, Indiana; Nolensville, Tennessee; and Birmingham, Alabama.
