A 300-unit luxury apartment complex on Grooms Road is now leasing, adding a new housing option for renters near the Blue Ash, Kenwood, and Montgomery job corridors.
Paragon Ranch, a $75 million development at 11600 Grooms Road near Interstate 275, held its ribbon-cutting Tuesday, July 21, with Sycamore Township Trustees Tom Weidman and Tracy Kellums in attendance. The township's official X account announced the event, calling the project a new source of "luxury apartment living" in northern Sycamore Township.
Developer CIG Communities broke ground on the 13.7-acre site on the east side of Grooms Road in October 2024 and completed the first seven buildings by early summer 2026, according to the Village Press. CIG Communities announced 392 units at the October 2024 groundbreaking, according to the Cincinnati Business Courier; the current phase includes 300 units across seven buildings. The developer has not publicly addressed whether additional phases are planned.
Floor plans range from 570-square-foot studios to 1,346-square-foot three-bedrooms. Monthly rents as of July 21 start at $1,561 for a studio, $1,735 for a one-bedroom, $2,166 for a two-bedroom, and $2,949 for a three-bedroom, according to Trulia listing data. A one-month-free move-in special is also listed.
Units include quartz countertops, island kitchens, in-unit washers and dryers, and private balconies or patios. Community amenities include a pool and spa, fitness center, pickleball courts, and a pet spa, according to the property's website.
Weidman serves as president of the Sycamore Township Community Improvement Corporation board; Kellums serves as secretary. Both also serve as township trustees. No formal township board resolution or zoning approval specific to Paragon Ranch appeared in available public records, though the project received coverage at groundbreaking in October 2024.
